Radiators cold at the bottom, rooms that never warm up and a system that keeps needing bleeding are usually caused by sludge in the pipework, not the boiler. Machine power-flushing of radiators and heating pipework — can be planned in the same visit as boiler maintenance.
IT'S NOT THE BOILER
Even a new boiler can't heat the room when the system is full of sludge.
Over the years the water in a heating system deposits magnetite sludge, scale and debris in pipes and radiators. It settles at the bottom of radiators, narrows the flow and blocks heat transfer: warm at the top, cold at the bottom. The same sludge wears the boiler's pump, diverter valve and exchanger. The fix is not removing radiators or replacing the boiler — it is flushing the system with a machine.
Symptoms
- Radiator hot on top, cold at the bottom (sludge); cold on top, hot at the bottom means air — bleed it
- Some rooms never warm up while rooms near the boiler are fine
- The system keeps collecting air, constant bleeding
- Flow noise from boiler or radiators, a labouring pump
- Boiler heats up and shuts off quickly (low flow, overheating)
- Water drained from radiators is black / brown
How we do it
- Inspection — radiator temperatures measured, system type (column / manifold / underfloor), radiator count, valve condition
- Chemical pre-treatment — sludge-dissolving agent circulated briefly
- Power flush — a pumped flushing unit is connected; each radiator is flushed one by one with reverse flow until the water runs clean
- Boiler side — dirt-separator filter cleaned or fitted; plate exchanger cleaned separately if needed
- Inhibitor — corrosion inhibitor added to slow new sludge formation
- Fill, vent, balance — pressure set, rooms balanced at the radiator valves; report handed over
No radiators removed, no mess on walls or floors; 2–4 hours.
When
- Now if you have the symptoms — sludge hardens with time
- Before a new boiler — manufacturers may void the warranty on a sludged system
- Preventively every 5–7 years, together with boiler maintenance
- At season start on systems left idle for long (summer houses, empty flats)
Radiator replacement and extras
Radiators still cold after flushing, internally blocked or leaking are replaced by the same team; thermostatic valves and air vents renewed. Priced separately after inspection.

About radiator flushing.
Is flushing really necessary?
If you have the symptoms, yes: a cold radiator bottom means sludge, and bleeding won't fix it. Flushing directly affects both heating and the boiler's life.
Do you remove the radiators?
No. The machine connects at the boiler or at one radiator; radiators are flushed in place. No mess.
How long, and what does it cost?
2–4 hours depending on radiator count. The price depends on radiator count and system type and is stated at inspection or on the phone; combined with boiler maintenance it's cheaper.
Same day as boiler maintenance?
Yes — that is the most efficient way: flush first, then service the boiler; one visit, one report.
Underfloor heating too?
Flushing underfloor circuits is a separate job done loop by loop at the manifold. We assess it at inspection.
How is the service fee set?
After diagnosis, the work and any part cost are quoted clearly before we start. Nothing is done without your approval.
